Level 27 Refurb
A major UK Bank required a refurbishment of the 27th floor at their Canary Wharf premises. ISS, the bank’s main facilities management contractor, required Metropolitan Services to complete this project over six weeks and at a value of £850,000.
The Metropolitan solution
In order to successfully complete this project, Metropolitan employed a 40-strong team of first-rate sub-contractors to work hand-in-hand with our electrical and fabric divisions. These included partition, data, sprinkler, mechanical, electrical, flooring, and furniture contractors. Together, we took on the project with confidence and vision. The task was a full-suite refurbishment that included the delivery of the following:
- Project Management and coordination
- Strip out of partitions
- Strip out of carpet
- Disposal of furniture
- Partitioning modifications
- Supply and installation of new glazed partitions
- Ceiling alterations
- Raised floor changes
- Construction of new vending area
- Carpet and timber flooring works
- Coordination of Joinery installation
- Coordination of new desking and furniture items
- Decoration works
- Graphics and signage
- Underfloor electrical power distribution
- Desk power installation
A key consideration factor of the refurbishment was to ensure minimal disruption to the client. As such, the project was undertaken in two phases. We split the floor in half and worked in three-week patterns on each, allowing the client to work in the half that wasn’t being refurbed at the time. We alternated upon completion to ensure both on-time delivery and zero disruption.
As work was carried out during normal working hours, this presented us with the tricky scenario of how to navigate the busy loading bay during this time. As the loading bay was operating as normal, we concluded that only the clever scheduling of deliveries at opportune moments could overcome this logistical issue.
Despite this challenge, as well as taking into account the overall scope of the project, we delivered on time and on budget with no disruption to the client’s business.
