Following a long history of supporting the client’s maintenance team with the planned preventive maintenance and remedial works of the existing AHU’s, VAV’s and BMS, Metropolitan were engaged to propose a scope of works that offered a sustainable refurbishment of the AHU’s, VAV’s & BMS across selected floors of our blue chip clients premises on Canary Wharf.
We have deployed our specialist HVAC operatives to carry out health checks across the variable air volume systems, replacing any faulty parts found along the way. We are managing the entire process, incorporating the BMS controls to ensure that the VAV’s are fault-free, before continuing onto the next phase of work. The air handling plant is being modified to reduce the chance of refrigerant leaks, and full F-Gas procedures carried out, including virgin refrigerant and helium leak testing. In the interest of safety, bespoke Perspex screens have been manufactured and installed across the electrical components to provide electrical separation and protect future engineers when working on the plant. A full review of the Air Handling Units’ description of operations has been carried out, and cross referenced against the software in each of the controllers. Any discrepancies were discussed with our in-house BMS consultant, before being either rectified or reported to the building stakeholders, along with our proposed solution. Upon conclusion of the 3 month project, which consists of in and out-of-hours working, due to the occupied space, our client will be left with a clear and in-depth view of how their systems are operating.
