BMS Installation Newcastle
An in-depth Building Management System (BMS) survey at a Financial services companies East Quay premises in Newcastle revealed that it was at the end of its pre-determined lifespan and needed replacing. ISS called on Metropolitan Services’ expertise to install a new and modern BMS that would meet present and future demands of the building.
The Metropolitan solution
The existing BMS had been modified a number of times. Its condition was not only negatively affecting the operation of the building and its occupants but also failed to provide expected cost efficiencies to the client. It was therefore vital to replace the system with a suitable alternative.
Examples of the poor install of the original system are highlighted in the photographs below.

The original system’s software, with an illogical format and graphics that were not ‘live’, was also restricting its effectiveness and usefulness to the end user:
The client could not afford to shut down any of the building’s operations during the new system installation. Our challenge was therefore to replace the BMS within a live working environment and conduct any isolations outside of normal working hours.
We despatched a small, dedicated team of engineers to carry out the works with no disruption to the operation of the building, and no business interruption to the client.
As a result of our work, the client now has centralised control of all building services systems. In addition, incorporating lighting control into the BMS will provide energy cost savings and system longevity. It also means the client now has a compliant building in relation to Legionella prevention.
The newly installed software is more user friendly and assists with fault finding should a problem occur.
We additionally installed a new display for the security team to allow early response to critical alarms; these are also communicated directly to the remote engineering team.
On completion, we handed the project over to the client without any defects. BMS upgrades are now being rolled out through other sites to provide standardisation.
